Tucked behind a massive ring of Ficus Nitida in a densely populated Hollywood neighborhood, the Hedge House exploits the privacy afforded by this unique and mature landscape element. This 30 yr-old hedge played a significant role in the decision to purchase the property. Its presence along the property edges offers a high degree of privacy, but also the opportunity to reconsider conventionally visible public spaces (front &#38;amp; side yards) as private garden space. 
 The design of the house is organized around two architectural gestures: a two-story interior lightwell that draws daylight deep into the middle of the house and broad contiguous living spaces that directly connect to the garden. 
The material language of the house differentiates communal spaces from private spaces: Stucco and cedar are the primary materials and delineate the smaller private spaces of the home. At the back of the house, board-form concrete piers “lift” the stucco volume to produce a porous connection between the open living spaces, the garden and pool. These concrete walls are supported laterally by integrated steel moment frames and infilled with steel pivot doors.
 The interior spaces of the house are designed around a two-story offset lightwell. At the second floor, this element takes the form of a sunken courtyard and links the spaces of the master bedroom. Light filters through this space into a central stair, drawing daylight into the center of the house.
 The Ficus hedge establishes a constant reference from within the house. At the ground level, this green wall brackets the space of the gardens and provides an uninterrupted backdrop. From the upper level, the hedge is topped out at the height of the window sills, allowing longer views beyond the property.
Power is distributed to the Hedge House by a 14 kW rooftop solar array that supports the main house, the guest house and pool heat.

This 360 sf. structure is located on a remote 60 acre, privately owned second-growth forest in Sullivan County, NY. It is sited on a steep, isolated area of the property with no vehicular access, no piped water and no electricity.From the outset, the project outlined two formidable directives: design a structure that can be constructed by amateur weekend builders &#38;amp; a limited construction budget.The topography presented a difficult challenge. In an effort to minimize sitework (in this case, shovels by hand) and to eliminate the need for large footings, retaining walls and pumped concrete, the architecture is lifted above the ground and relies upon support from the trees. Sonotube footings anchor the upslope corners at grade while half of the weight of the structure is distributed, via Garnier Limbs, to two existing trees.Engineered wood beams form the perimeter with standard nominal lumber for all intermediate framing. Three 8’x8’ steel-tube pivot doors, the largest single expense, were fabricated offsite and installed, weatherstripped and fitted onsite with dual-insulated glass.Exterior and interior boards were milled and kiln-dried from the Eastern Pines felled on the property. To minimize maintenance and to withstand long wet winters, exterior boards are treated using traditional Scandinavian pine-tar. Interior walls and ceiling are painted and the floor is protected with a clear matte sealant.The space is heated with a highly efficient Jotul wood stove and power, if needed, is drawn from a portable generator. The entire construction was performed by its two owners, and in the true spirit of New England barnraising, with a team of dedicated weekend support.

22 LW 12: AMERICAN TRANSFER CO. BUILDING&#38;nbsp;
NEW YORK, NY

This adaptive reuse project of a 6-story building on Little West 12th Street reflects the comprehensive transformation of this 103 year-old former industrial building. A new design, targeting Commercial occupancy, mandated 28 separate NYC DoB permit applications, Community Board &#38;amp; Landmark Preservation approvals and the incorporation of new life safety measures for High Rise structures.As one of New York City's earliest retrofitted reinforced concrete and brick structures, the building was an active participant of New York’s meatpacking trade. Originally constructed as a vertical stable to house the Greenwich Stable Company’s fleet of horses, the building use paralleled the evolution of the neighborhood, from coal &#38;amp; ice storage, to auto parts manufacturing and until recently as a vertical parking structure. Its conversion into mixed use commercial lofts offers the building a new identity in this cultural &#38;amp; leisure hub of Manhattan.The architectural approach for this conversion embraces its historical past while providing new services and carefully designed cores. Original concrete columns and beams and existing brick walls were cleaned and restored to retain the architectural character of the structure’s historical past. The ground floor provides a 3,700 sf retail space and a new elevator lobby servicing the upper six floors of commercial lofts. A new rooftop addition will support indoor &#38;amp; outdoor dining with broad panoramic views. The cellar is accessed directly from Gansevoort Street and will accommodate a jazz venue.

CANYON VIEW HOUSE
LOS ANGELES, CA

Construction


This hillside canyon
property, adjacent to Griffith Park at the top of Beachwood Canyon, holds
expansive views, a large leveled landscape and mature ficus, pine and
eucalyptus trees. 


The existing house however,
possessed several conditions that would need attention: two kitchens, a
motorized bathroom wall opening to the living room, built-in cabinets outfitted
with obsolete hi-fi equipment and interiors finished with a disorienting variety
of polyurethaned woods. 


The original mid-century post
&#38;amp; beam house was constructed in 1953. The adjacent land was purchased and
joined in the 1990’s, which created a larger piece of property with two
separate houses. In 2007 the two structures were combined into a single home,
but the result left the house lacking synthesis.


Our renovations focused on
two applied strategies: re-cladding &#38;amp; insulating the exterior and
completely reorganizing the interior to connect spaces directly to the
impressive ficus bole, the level yard and the views beyond the property.&#38;nbsp; 


The aged stucco and roof
eaves were removed and the house was clad with a new modified wood rainscreen,
meeting strict CalFire regulations.


On the interior, communal
spaces of the house were arranged along a meandering wall of glass connecting
rooms directly to the outdoors.&#38;nbsp;

ONE-GABLE STUDIO

Process &#38;amp; Construction
The One-Gable Studio is a creative workspace &#38;amp; guest house located on a corner lot in the historic Windsor Square neighborhood of Los Angeles. For this family of six, the structure is in many ways an extension of the house but also offers a space of separation for quiet work, guests and leisure.


The siting for the building and the pool emerged in response to the trees on the property. A cluster of Redwoods (north) and a mature Bradford Pear (west) bracket the back corner of the yard, leaving an area for the new structure. These natural canopies provide shade for the outdoor areas of the pool deck and lawn.


The single-gabled roof profile is the structure’s dominant architectural expression; a canopy of single span exposed rafters that are incrementally pitched from a horizontal top-plate, creating a dynamic interior space and room for the loft.

SAN LORENZO HOUSE

Located at the end of a canyon road, the San Lorenzo House responds to and engages its surrounding landscapes: an interior private garden to the south and the manicured fairways of a golf course to the north.Following a careful zoning study, two interlocking “L-shaped” gestures emerged to formally and programmatically organize the house: an open and transparent enclosure, a veranda, (steel/glass) that incorporates the communal living spaces of garden, pool, living rooms and theater; and an opaque enclosure (stucco/cedar) that holds the basic form of the house and incorporates the private bedrooms and service spaces.The large open living space is central to the organization and performance of the house; the space of exchange. Pocket sliding doors open the south wall to the garden and north facing windows unfold to view the fairways create direct connections to the exterior. These large openings passively cool the house and draw fresh air deep into the residual spaces to naturally ventilate the home.Social exchange is expressed in section. An elongated formal stair links the terraced living spaces to the exterior and connects to the theater below. A pair of secondary flanking stairs provide access from the residual private rooms and service areas. These multiple points-of-entry produce a constant interchange between the family unit

2022 Metal Architecture Award: Smooth Metal Wall Panels

Maspeth Squash is a professional quality outdoor squash
facility located in the heart of industrial Maspeth, Queens.&#38;nbsp; 


The project was initiated from the desire to
construct an easily accessible court for everyday use but also as a vehicle for
introducing the sport of squash to a broader group of players that live and
work in the Maspeth community. The project is sited in the corner of the
staging and loading yard of an active steel fabrication shop. In addition to
the court, the project brief requested a security gate and a modest viewing
platform.


With expert steel fabricators and laborers already working
onsite, the design focused on the use of steel as the predominant building
material. The court is constructed with series of seam welded wall panels
mounted to a framework of H-shape steel posts and cross members. The floor
surface sits above concrete surface and is constructed of
outdoor-rated panels on steel levelers.&#38;nbsp; Tempered glass is installed along the entry surface allowing spectators to watch the
matches.&#38;nbsp; The sliding security gate is 
fabricated with twisting steel bars and can shutter the court during off-hours.


Maspeth Squash opened for use in early 2021 and as a result
of Covid restrictions, has provided a welcomed alternative to indoor courts for
the New York City squash community. This new interest has attracted both
amateur and professional squash enthusiasts and each Spring the court hosts a
54-player women’s and men’s professional regional tournament.
